Payment & Cancellation
DIRECT BOOKING PAYMENT & CANCELLATION POLICY
Full payment, a $1.00 Card Authorisation, or a 10% deposit is required to secure all direct bookings within 1 hour of booking / booking request.
Full payment will be collected/ is due inline with the following terms:

Stays less than 7 nights: Payment is due 7 days prior to your arrival date and is refundable up until 2 days prior to check-in.

Stays 7 nights or more: Payment is due 7 days prior to your arrival date and is refundable up until this point if made earlier.
Cancellations following the above stated deadlines incur a 20% cancellation fee, excluding no-shows and same day cancellations which incur a 100% fee (full accommodation cost).
PLEASE NOTE: If you book online and opt to pay only a deposit, the "booking assistant" will forward an email with instructions to complete payment when due.
Please ensure you are aware of your payment due date, checking your spam/junk folders.
If the "booking assistant" cannot collect payment after three email attempts, it will automatically cancel the reservation.

ONLINE TRAVEL AGENT PAYMENT & CANCELLATION POLICY
For reservations made through a travel agent such as airbnb or booking.com, please see the cancellation & payment policy provided by the 3rd party.​ In these instances, the accommodations policy is that we follow the travel agents payment and cancellation terms.
Bond Hold & Release
A refundable $100 bond is held prior to your check-in on any Debit or Credit Card via Stripe Payments. Your bond hold is automatically released the evening of check-out if all house rules are followed, the property has been respected & returned tidy, the kitchen and its appliances have been returned clean as found and no items are missing or damaged.
A refund will NOT show on your bank statement, the original hold will simply disappear back into available funds, in most cases immediately but allowing 10 business days depending on your bank.
Damages exceeding the bond amount will still be charged to the guest.


Cautions & Children
While children are welcome, the accommodation has been thoughtfully designed with adults in mind. The safety of children, as well as responsibility for the care of furnishings and the property itself during each stay, rests entirely with the person/s who made the booking and completed the bond hold.

Children must be under constant supervision, and a high level of care is expected from supervising adults to ensure the property is maintained in the condition it was found.
The property will include items that could be considered unsuitable for some children &/or individuals including but not limited to: electrical outlets, power leads, large wall lent mirrors, expensive decorations and furniture, cleaning chemicals, knives and cooking utensils, bug sprays, hammocks, high balconies, and balcony furniture.
HOUSE RULES & POLICIES
PLEASE RESPECT OTHER RESIDENTS
- Do not ask other residents for assistance or directions.
- Do not knock on their doors.
- Be quiet when coming and going and do not slam doors.

NOISE - STRICTLY NO PARTIES
No noise is permitted between 10 PM and 9 AM, and noise consideration is required at all other times. Parties, events, loud gatherings, binge drinking, smoking, and recreational drug use are strictly prohibited at all properties.
If you're visiting Newcastle to party, please cancel your reservation. Our properties are located in residential buildings, and we wish you a great time somewhere more suitable—like a hotel.
Breaching this policy will result in immediate eviction without refund.
CHECK-IN
- Check-in: 3:00 PM - 9:00 PM, later check-in is not available.
- Self check-in: Simple instructions will be sent 1 day before arrival (3 PM). You will NOT need to collect keys from an independent location, simply at the property on arrival.
CHECK-OUT
- Checkout by 10:00 AM
- The kitchen and its appliances must be returned clean as found.
- The apartment must be returned tidy and well respected.
- Rubbish must be removed.
- For best hygiene, please do not hand wash items (unless wooden).
- If sofa bed linen is used (where applicable), please leave out for cleaning.
- If cot is used, please leave linens out for cleaning and return cot as found.
The accommodation does not charge a standard cleaning fee, your bond may be held as a cleaning fee where the check-out policy is not followed. Thank you!
DURING YOUR STAY
- No pets.
- No smoking, including balconies.
- Common terraces and BBQ areas are for residents use only.
- Please respect neighbours and park only in the allocated space, NEVER encroaching on another space.
- Only the agreed and paid for number of guests may stay at the property. No unlisted guests are to be in the property after 10 pm.
- Facilities: Some stays include use of common facilities such as a gym. In these instances, access instructions will also include usage requirements that must be followed.
If any of these rules are broken or the property or neighbours are disrespected at any time, your booking will be cancelled and you will have to vacate without a refund.
